the rhetorical question : Why not just pay less (or true supply and demand value)?

Couldn't do that
- neighbours will think they overpaid.
- we might have to admit there is an oversupply (or willing sellers not quite adjusting to the reality that cautious, hesitant, unwilling buyers need a bit of coersion)
- this goes against the whole spruiking/ 3 pea trick

Just ask anyone who looks into an "8% guaranteed rental / return for a year" offer will find the 'benefit' is just loaded into the sale price, so will the sods in QLD find it to be the case on this particular 'teaser'. Buy the dream by all means; just keep your eyes open to the reality.

Why not just let the overgeared squirm for a while; trying to help them will only transfer the squirming to others (who may be less resilient)?
